A Building Warrant of Fitness (BWoF) is an annual statement confirming that in the previous 12 months the building’s specified systems have been inspected and maintained as required in the compliance schedule. Before a BWoF can be issued, a Form 12A for each specified system must be received from the Independent Qualified Person (IQP) who tests and inspects the relevant compliance schedule features. Failure to renew a BWoF before its expiry date is a breach of the Building Act 2004.
